We are delighted to have assisted with a scheme to repair several areas of a Grade II* listed building within the Burford Conservation Area, located in West Oxfordshire.
The building is believed to have originated in the 15th century but has been remodelled and altered several times over its lifetime. Of particular interest to the property is the chimney on the rear roof slope, which has an octagonal stack made of golden ashlar and is believed to be of Tudor provenance.
The scheme’s alterations and repairs included a like-for-like rebuild of the highly significant Tudor chimney, several replacement windows, and replacement roof tiles on the northwest slope.
Whilst these repairs would not require any permission for the majority of buildings in England, when they affect a listed building, the case becomes more complex as there is an onus to preserve the historical significance of the building. Most listed buildings in England are grade II; 91.7% of all listed buildings according to Historic England. In this case, however, the property in question is grade II*. Grade II* buildings are considered of particular importance and provide more than special interest. According to Historic England only 5.8% of the listed buildings in England are grade II*.
Having reviewed the scheme and assessed the history of the building, our heritage consultants were able to conclude that the windows, being like-for-like replacements, would sustain the significance of the grade II* listed building and preserve the character and appearance of the Burford Conservation Area. The works to the chimney were also considered to have no adverse impact upon the significance of the grade II* listed building and were considered the only option available to preserve the prominent historic feature. Our assessment concluded that proposals to sensitively repair this building would enhance its significance, ensuring its long-term maintenance and upkeep.
Alongside our assessment, we also work closely with you to submit the proposals and negotiate these with the local authority’s officers on your behalf. In this instance, we worked closely with the conservation officer to ensure that the scheme was well received and provided all further clarifications and information requested during the application process.
